Finding Tenants

Professional marketing has been the key to Marisella Properties’ success in matching tenants to landlords. Once we are instructed, we will immediately begin to circulate details to tenants registered on our waiting lists, selected according to your requirements.

Marisella Properties advertises extensively through an array of both local and national publications. This ensures that suitable tenants are targeted specifically for your property. Our aim is to find a reliable tenant at the best market rent and within a reasonable period of time.

References

All prospective tenants are interviewed and the information passed to an independent tenant reference agency specialising in tenant assessment for verification. Employment details will be confirmed and checks will be made against the Electoral Register and register of County Court Judgements. A credit check is also made to ensure that the tenant has a good credit history.

Marisella Properties will only recommend acceptance of a tenant who has passed the credit check and who the landlord is happy to accept as a tenant for their property.

The Tenancy Agreement

The length of the tenancy will vary according to the requirements of landlord and tenant and the type of agreement being used. The most favoured type of agreement is the Assured Shorthold Tenancy (AST). This gives the landlord the guaranteed right of possession at the end of any agreed period.
